Buying or selling in Chicago? Know the transfer taxes.

Chicago closings carry some of the highest transfer taxes in the area — three separate layers from the city, county, and state. Unlike many suburbs, the City of Chicago taxes both the buyer and the seller, and the numbers add up fast on the closing statement.

In 2024, the "Bring Chicago Home" measure that would have raised the rate on higher-value sales was voted down, so the flat split below remains in effect. We make sure these figures are calculated correctly and reflected properly at closing.

Chicago transfer tax (per $500)

  • City portion — $3.75 per $500, paid by the buyer
  • CTA portion — $1.50 per $500, paid by the seller
  • Cook County — $0.25 per $500, paid by the seller
  • Illinois state — $0.50 per $500, paid by the seller
  • Contract controls the split — these are customary, but negotiable
